Help with lot please

I collected a lot a bought a few nights back. When I collected the seller dad came out and gave it t me and said, theres 4-5 big sets in there, but my son couldnt be bothered to sort it out. I only payed £30! and it looked to be well over 10kg so was happy. Anyway I'm sorting through it now and have got a bit stuck. I've identified a few sets already 7244 speedboat 3180 Tanker 7744 police station 4997 ferry :) A few smaller sets as well. Just wondering what that base plate is from (modular?) and also the red roof? Can anyone else spot anything of interest. I'm alread very happy, this was an absolute steal. As always thank you fellow bp's. Your knowledge amazes me.
