Anyone else getting concerned about rapid growth immediately following EOL?

This will start as an general / high level discussion but should turn into an interesting thread with low level details. Is anyone else getting concerned about rapid $ growth immediately following EOL? My gut tells me I should be but I do not have the supporting evidence yet. Note : I don't have the growth per year (EOL to present day) for 10181 Eiffel Tower, 10173 Holiday Train, 10189 Taj, 7783 Batcave, and 10179 UCS Falcon. Does anyone have these as appreciation to-date is impressive. Anyway, I'm curious if the sets mentioned above experience rapid spikes starting 1 month after EOL like... 4841-1: Hogwarts Express = retailed for $80 on amazon.com and was available until Oct / Nov '12 and now regularly sells on eBay for over $180 new. The set essentially increased over 100% in just 2-3 months. 9465-1: The Zombies = retailed for $40 at Target and was available until late Oct / Nov '12 and now regularly sells on eBay for $100 new. The set increased around 250% in just 3 months. 4184-1: Black Pearl = retailed for $100 and was readily available in Nov (especially at Target for $80 - Black Friday) until Dec '12 and now regularly sells on eBay for $150 new. The set increased around 50% in just 2 months. 10219-1: Maersk Train = retailed for $120 on amazon.com and was available until Dec '12 and now regularly sells on eBay for over $190 new. That's an increase over 50 % in just 2 months. 1.) Granted, a portion of the current "going rate" is due to investors who missed out buying at retail (or lower). However, doesn't spikes like these seem a tad high and might price these items too high too soon? 2.) It would be interesting to know if popular 2007 to 2010 sets experienced similar rapid growth "out of the gate".
